Debonair Campground 2010 Seasonal Camping Policy
1. Debonair Campground’s 2010 season operates from 2:00 p.m. Apr. 23 to 8:00 p.m. Oct. 11. Vehicle access is closed off-season. Opening date for vehicle access may be extended due to snowed or soft road conditions. Campground electrical outlets & waste dumping inlets are not in operation off-season. Water hook-ups, waste dumping inlets, flush toilets and showers are in service during the open season after the ground has thawed and there is no risk of frost. Do not dump into the underground septic system until the campground water system is operational. The House/Office outside water taps are available anytime.
2. No parking on the campground roadway. ALL vehicles MUST have a Debonair Vehicle Permit whenever parked anywhere in the campground anytime. Please refrain from using the visitor’s parking lots if you have space in your campsite. No parking in vacant sites or other tenant’s driveways without permission. Unauthorized off-road vehicles are prohibited. Walk-ins from vehicles parked on the highway are not permitted on campground property. Tresspassers risk prosecution and vehicle towing. For free 30 minute parking, one must report at the office upon arrival and park at the office. This option is only available during office hours.
3. Be respectful and considerate of other campers. Any activity or noise which may affect the comfort of other campers is not permitted. Your favourite music is often not your neighbour’s; therefore loud music and/or shouting are not allowed anytime. In order to maintain a family atmosphere, please exercise discretion when consuming alcoholic beverages. Inappropriate/Illegal behaviour will not be tolerated on or off your site. Anyone exhibiting violent behaviour will face an immediate eviction and the involvement of law enforcement. Please call 347-5543 anytime (day or night) to report loud or offensive activity (while it is happening) or call the St. Pierre RCMP detachment at 433-7433 to report illegal or violent activity. You (leasee) are responsible for the behaviour of anyone (visitors, campers) visiting your campsite. All visitors are bound by campground policy. Construction, use of chainsaws or other loud equipment are prohibited from the hours of 8:00 p.m. to 10:00 a.m. Quiet time is from 11:00 p.m. to 9:00 a.m. Minimize group size, noise, and voice levels during quiet time. Audio equipment and noisy activities are prohibited during Quiet Time. Debonair Management reserves the right to limit the number of people on a site at any time.
4. Please look after our forest. A permanent eviction will be given to anyone creating additional space, including paths, by destruction or removal of live trees or brush without permission. Brush is damaged when stepped on/through repeatedly or used as storage space. Trees are damaged when the bark is stripped or when nails/screws are driven into them. Cords tied around live/growing trees will in time induce choking. It is the leasee’s responsibility to regularly inspect and loosen or remove tight cords tied to trees in and around their site.
5. Dogs are allowed in the campground providing they are friendly, do not leave your site without a leash and litter bag, do not continually bark or bother your neighbors, and are cleaned up after. You are responsible for your pet at all times everywhere in the campground. Pets are not allowed in the public washroom/shower facility, on the beach, or inside the Hot Tub fenced area.
6. Your site must always be tidy and free of open storage including behind structures and off your site. The bush is not part of your site and should never be used as such. Your site ends where the gravel ends. Wild vegetation growing within a graveled campsite including driveways must be destroyed (not cut). Round-up, using proper procedure as per manufacturer’s instructions is recommended to control unwanted growth. Sod or loose soil is NOT permitted on campsites. Fallen leaves within your campsite must be raked by May 15. Please do not rake/blow leaves into the bush. A maintenance fee will be charged to campers neglecting their campsite.
7. A second or more sleeping unit/s (including tents, RV’s, campervans, vehicles, etc.) on a campsite will be charged regular overnight camping fees unless it is a tent and the site’s total occupancy is a single family (2 adults with children) or a maximum of 4 people. Dining tents not used for sleeping are no extra charge. You must inform management in advance of anyone using your campsite in the event you and your spouse are both absent. You must submit dates expected, name, and license plate number of the individual(s). Upon arrival, they must check-in with the office, verify their identity and if they are not a child of the leasee, pay regular camping fees. The behaviour of said guests will reflect back on the leasee. All damages caused by your guest(s) will be billed to the leasee. Anyone not registered in this manner will be evicted immediately.
8. Limited structures may be added to campsites only with permission. Structures exceeding our specifications will be asked to reconstruct or be removed. Please pick-up a recent Structure Information Form at the House/Office prior to adding any structure. A structure fee according to size will be charged annually, except on RV camping units, limited fridge or firewood shelters, and temporary Metal, Wrought Iron or Canvas Screened or Garden Gazebos, which are no extra charge.
9. Use of the Playground Equipment, Hot Tub, and Beach Pond is at your own risk. Children under the age of 12 must be supervised by an adult when using the Hot Tub and playing near or in the pond. For safety, health, and comfort, the posted spa/whirlpool & beach rules are strictly enforced. Beach: No swimming after dark, NO DIVING, never tip the slide over, and never leave any belongings or garbage (including cigarette butts) on the beach. Hot Tub: Please replace the hot tub cover if you are the last one/s out. Hot Tub hours are 10:00 am to Midnight on weekends and 10:00 am to 10:00 pm weekdays. The hot tub opens for the season one week after the water system has been turned on. Absolutely NO glass bottles allowed at the beach (unless stored in coolers) or hot tub area (none at all).
10. Garbage MUST be put in plastic bags, tied, then deposited into garbage barrels along the roadway. Disposal of propane tanks, tires, furniture, major appliances and other large objects is your responsibility. Please do not move garbage barrels to another location. The Garbage Truck collects every Monday morning, Tuesday on Long Weekends and only during the campground’s operating season. Do not leave garbage in the campground off-season. An indication or reminder of this is when the garbage barrels are upside-down. Fires are allowed in firepits only. To dispose ashes, transfer once cooled into plastic bags, then place beside (not inside) garbage cans provided on the roadway. Please do not dump ashes into the bushes or directly into garbage barrels.
11. Intentional destruction of property (vandalism) will result in the eviction of the leasee(s) involved (by direct involvement or as the host/s of the violator). Misusing, tampering, defacing, moving, or altering management’s or other people’s property is not tolerated. In any of these cases, the policyholder responsible for the violator (refer to #3 of this policy) will be charged for repairs or replacement costs. Please remind your children to not litter, damage property, or trespass on/through other people’s campsites, or private paths (including sites of absent tenants).
12. In order to preserve our picnic tables, we ask that you remove any tablecloth whenever you are away, and never drill holes, tack staples, nails, screws, etc. into them. Please handle our picnic tables with care and use them only for what they are designed for (e.g. not be used as sawhorses or workbenches). Failure to comply will result in losing your table privileges and/or being charged for damages or restoration.
13. Policy violators or suspicious persons should be reported to management immediately. We ask that all complaints and concerns be directed to management. This allows us to deal with your concerns both expediently and efficiently. Debonair Campground reserves the right to have any person vacate the campground for 24 hours effective immediately upon violation of any of the campground’s regulations.
14. Flawed electrical cords or water hoses MUST be replaced or corrected immediately. For safety and maximum capability of amperage, a heavy-duty 10-gauge electrical extension cord is recommended (12-gauge is the minimum acceptable). Coiled cords, octopuses & live open sockets are hazardous and not allowed. Outdoor string lights must be LED. Please have your lights turned off during daylight hours and whenever you are away (including timers). No major electrical appliance outside your camping unit, except for one fridge, is allowed on a campsite. Electric fridges (plugged in or not) will be charged a $25.00 annual fee, unless it is sheltered with a minimum of 3 sides and a roof. Older style fridges that do not open from the inside MUST have a pad lock on them to protect children. Air condition units or electric heaters should never be left on unattended and are not allowed in structures that are not insulated.
15. The water system in the campground is classified non-potable however it is chlorinated and sampled routinely for analysis. Test results are posted on the noteboard next to the office. To date we have never received an unfavorable test result.
16. Only emergency phone messages will be delivered to campsites. All other messages are posted at the Camp Office. We are not always available to receive phone messages or seek people, therefore, Debonair Campground is not responsible for undelivered or missed messages. Look for Debonair Campground & Area news, updates, and advertising posted on the Note Board.
17. For Sale postings of on-site RV’s and buildings/structures are not permitted in the campground including the campground’s Note Board. If you would like to sell your trailer/building(s) on-site, please submit info to Management along with a $25.00 Administration Fee. Unacceptable condition of a site, below par condition or age of structures, trailer, etc. may prohibit a sub-let. Once approved, the seller’s information will be posted on Debonair Campground’s Website and logged into the office computer. Computer printouts of “On-site Trailers for Sale” are available to anyone upon request. Before a seasonal lease can be transferred over to new occupants, the potential new tenants must be approved by Management, all outstanding fees (if any) must be paid in full, parking permits be handed in and a lease transfer agreement signed by all parties involved. The new tenants (purchaser) must pay a $100.00 New Account Administration Fee, pick-up a copy of the Campground Policy and be given 2 seasonal parking permits before occupying the site.
18. Should you wish to pull your camping unit out for any length of time, it is imperative that you advise management of the time it will be gone. Failure to do so will be assumed you have left for the balance of the season and have handed over your lease to the campground owners. Items left behind will be stored for 30 days at the policyholder’s risk and expense, and released upon payment. After 30 days, all possessions become the property of Debonair Campground. Compensation or forewarning should not to be expected.
19. Campground Authorization is required prior to moving an RV/trailer onto a site. The outside of RV's and structures must be kept clean, visually appealing, and in good physical condition. Debonair Campground reserves the right to enter & inspect campsites at any time. Tarps or covers over trailers and buildings are only permitted off-season. Please clean, paint, renovate or repair whenever necessary. Washing/Rinsing vehicles (except for RV’s) is not allowed in the campground. Campsites with grey water pits (in Acorn Alley & Horseshoe Bay) must never drain solids, grease, or paper products into them. You are responsible for insuring your camping unit, structure(s), and personal belongings on your campsite. We are not responsible for accidents, theft, break-ins, or losses.
20. A non-refundable storage/reservation fee of $150.00 is required no later than Oct.1/10 in order to have your site held for you and/or for storing your belongings on-site off-season. You will NOT be invoiced for this. This payment will hold your site until Apr.1/11. Only storage/reservation payments received by Oct.1 can be converted into a deposit on the 2011 seasonal rent unless it is a cheque payment that is returned to us (eg. NSF). Forwarding a post-dated Oct.1/10 cheque long in advance is advisable to ensure on-time payment. The same stipulations as an Oct.1/10 eviction will apply to policyholders who neglect to have their storage/reservation payment in by Oct.1/10.
21. Policyholders who have not paid their $150.00 fee (refer to #20) by October 1st must have all possessions off the site no later than Oct.11/09 otherwise daily storage fees of $12.50 per day will apply after the 11th until all belongings have been removed.
22. Debonair Campground offers an optional Time Payment Plan ($12.00 handling fee). This plan is an agreement to pay two pre-set instalments (Apr.15 & July 1 post-dated cheque) on a FULL season’s rent. A Budget Payment Plan (no handling fee) for the 2011 seasonal lease is available upon request. The payment amounts are calculated by dividing the 2011 seasonal lease amount (site rental, structure fees, GST) into your choice of 5, 6, 7, 8, or 9 monthly payments. Payments are made by forwarding post-dated monthly cheques dated, Nov.1/10, Dec.1/10, Jan.1/11, etc. All prepaid budget amounts are refundable except for $150.00 (storage/reservation fee) with a dated letter/email of intent to not renew, which must be received by Apr.1/11.
23. Management may give a permanent eviction for any infraction/s of this Policy. The leasee in this case, will be given 7 days from the day of notice to remove all possessions. In the 7-day period, owners will inspect the site and assess any damages. All monies owed must be paid in full before belongings can be removed. Any possessions left after 7 days will be stored for 30 days at leasee’s risk and expense, and released upon payment. After 30 days, all possessions become the property of Debonair Campground. No refund or compensation with any eviction.
24. It is Debonair Policy to release campsite numbers to anyone who requests it. If this policy is unacceptable to the leasee, please inform us and we will act as requested. All other personal information supplied to us is for our own records and shall be retained only for as long as necessary. It is Debonair policy to not disclose personal information to a 3rd party and is securely disposed of when no longer required.
25. Seasonal Campsite Renewals must get to Debonair Campground’s office no later than Apr.1/11 in order to renew your 2011 seasonal lease without the risk of losing your site and deposit. Non-renewals who have paid the storage/reservation fee will need to vacate all possessions by Apr.25/11 (date may be extended if road conditions do not permit) or risk paying extra storage or camping fees.
26. Please inform us immediately of any phone or address changes (including off-season).
